Senior Vice President, Construction

ABOUT THE JOB:

Scout Cold Logistics is a real estate investment and development firm dedicated to temperature-controlled infrastructure. The company invests in grocery distribution, food production and non-food perishable facilities throughout the United States. Scout is headquartered in Coral Gables, FL.

GENERAL JOB SUMMARY:

The Senior Vice President, Construction is an integral part of the entrepreneurial team leading the development of, and investment in, Class-A cooler\freezer facilities around America for Scout Cold Logistics – the leading investor in this industrial real estate product type.

The SVP will lead Scout’s team of construction managers in budgeting, contracting, and managing the development of new cooler and freezer buildings, as well as cold tenant improvements, within existing buildings in order to ensure on-time and on-budget project completion with the highest quality and safety standards.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Lead Scout’s construction team to:
    • Define project schedules and budgets and take full responsibility to ensure both are met.
    • Bid, negotiate, contract, coordinate and manage project design-build contractors through all project phases with full accountability for budget, schedule, safety and quality.
    • Perform all institutional job cost and project reporting, contractor payment applications (including collection of lien waivers and all other required documentation), change orders and other aspects of leading Scout’s construction.
    • Support construction managers to overcome project obstacles.
  • Lead Scout’s largest construction investments, achieving all of the above.
  • Support Scout’s leasing team in responding to new opportunities with accurate and timely conceptual plans, outline specifications, pricing estimates and schedules.
  • Keep Scout’s leadership, stakeholders and team members informed of all aspects of ongoing projects, especially budget and schedule risks, through weekly reports, meetings and day-to-day communications.
  • Be an expert on refrigeration and freezer construction, including new technologies and construction methodologies, current pricing and timing of all key project components.
  • Lead relations with design\build contractors, including bidding, contract negotiations (in concert with Scout’s legal team), problem-solving and overall relationships.
  • Lead client relations in accordance with executed leases, including appropriate involvement during construction process, signature of plans and budgets, communication of status, management of change orders and other items to ensure client satisfaction.
  • Support Scout’s asset management team in managing cold assets around the USA by applying construction experience to solve cold systems maintenance and component replacement issues, and general building construction and management items.
  • Uphold Scout’s standards of construction and safety excellence.
  • Other duties as assigned.

SUPERVISORY RESPONSIBILITIES:

This position will have supervisory responsibilities for 3-10 employees. SVP will be responsible for relationships with numerous clients, vendors, contractors and consultants.

EDUCATION AND/OR EXPERIENCE:

  • Bachelor’s degree from a four-year College or University in a related field (Engineering, Architecture, Construction Management or similar)
  • 10-15 years of progressively responsible construction experience, including extensive construction team leadership experience and construction project experience with direct delivery and budgetary responsibility.
  • Construction project leadership of at least fifteen dry or cold warehouses and\or cooler\freezer tenant improvement contracts totaling a minimum of $250MM in value.

LANGUAGE SKILLS:

  • Ability to read, analyze and interpret blueprints and legal documents required.
  • Ability to create and manage construction budgets and schedules required.
  • Ability to write reports regarding construction progress, methods and other items.
  • Ability to effectively represent Scout Cold Logistics and work integrally with our contractors and customers to ensure their satisfaction.
  • Ability to respond to common inquiries and complaints from customers, regulatory agencies or members of the business community.
  • Ability to foresee construction and other problems and proactively manage such for the best possible outcome.

MATHEMATICAL SKILLS:

Strong mathematical skills are required, including the ability to create, manage and analyze budgets, project accounting, blueprints and reports.

REASONING ABILITY:

Ability to listen to contractors, customers and partners, define problems, collect data, establish facts, draw valid conclusions and solve problems.

COMPUTER SKILLS:

  • Proficiency in Microsoft Word, Excel, Outlook, AIA, and Microsoft Project is required. AutoCad experience is a plus.

CERTIFICATES, LICENSES, REGISTRATIONS:

  • A professional license (Engineer, Architect, or General Contractor etc.) is desirable but not required.
  • Certified Associate in Project Management (CAPM) or Project Management Professional (PMP) is also preferred but not required.

OTHER SKILLS, ABILITIES AND QUALIFICATIONS:

  • Strong team leadership, construction management, problem solving and customer service skills are absolutely required.
  • The ability to work independently, meet deadlines and juggle multiple projects in an entrepreneurial, high-stress environment.
  • Excellent communication skills, flexibility and detail-orientation with the ability to see and understand the big picture.
  • Accountability, dependability, integrity and can-do attitude are keys to success in this position.
  • Ability to communicate with all levels of people involved within projects including subcontractors, permit agents, designers, contractors, utility providers and tenants.
  • Proven leader of a diverse team.
